CONSTRUCTION MANAGER/BOND PROJECTS

 

QUALIFICATIONS:

  1. High School Diploma or GED
  2. Valid Arizona drivers license and acceptable driving record
  3. Knowledge of building construction methods, codes & materials & their applications
  4. Knowledge of city, county state & federal building & fire code requirements
  5. Skilled in reading & interpreting construction documents & recognize discrepancies in work
  6. Ability to prepare preliminary plans, specifications & bid documents
  7. Strong verbal, written & interpersonal skills
  8. Proficient Microsoft Office skills
  9. Ability to perform work in flexible shifts, including but not limited to evenings, nights, weekends & holidays
  10. Ability to lift up to 100 pounds & work at various heights

 

PREFERRED QUALIFICATIONS:

  1. Minimum ten (10) years experience in construction including building of schools as a general contractor with site supervision or project management.
  2. Experience in commercial construction industry with supervisory & consulting capacity.

 

GRADE:  Exempt; Salary range $50,000 - $60,000

 

REPORTS TO:  Director of Facilities & Construction

 

SUPERVISES:  F&C Maintenance Technicians III & IV; all trades as needed

 

ESSENTIAL JOB FUNCTIONS:

        1.               Establish & maintain an effective working relationship with site personnel, district administration, department staff, vendors, contractors & community members.

        2.               Coordinate with the Director of Facilities & Construction to prepare contracts & negotiate revisions to contractual agreements with architects, consultants, clients, suppliers & subcontractors.

        3.               Assist in the preparation of construction drawings, specifications & bid documents for submittal to various plan-review departments; obtain all necessary permits & licenses.

        4.               Develop detailed construction plan & schedule to include billings, job submittals, bidding, contract, quality of work & time required to meet deadlines.

        5.               Participate in development of the project; maintain accurate records documenting the construction projects for each school year; accurately maintain a system to track schedule of construction projects; attend all staff meetings & coordinate individual plans with other construction staff.

        6.               Monitor, inspect & supervise all building components & systems during construction &/or renovation to ensure strict compliance with the plans & specifications, all applicable standards & codes; investigate damage, accidents or delays at construction sites to ensure that proper procedures are being carried out; take actions to deal with the results of delays, bad weather or emergencies at construction site.

        7.               Analyze construction problems & make recommendations for solutions to Director of Facilities & Construction.

        8.               Develop & implement quality control programs.

        9.               Responsible for overall safety enforcement.

    10.               Ensure quality instruction of construction skills including demolition, rough framing, roofing, drywall, finish carpentry, sheet metal, electrical, plumbing, painting & masonry.

    11.               Assist other personnel as needed in the completion of their work.

    12.               Other job-related duties as assigned.

 

TERMS OF EMPLOYMENT: Nine, ten or twelve-month year.  Salary and work year to be established by the Board.

 

EVALUATION:  Performance of this job will be evaluated in accordance with provisions of the BoardÕs policy on Evaluation of Support Services Personnel.
